The opportunity
Rare opportunity to live and work in a famously friendly Herefordshire village. The Bell at Yarpole, now Free of Tie, offers great potential for a new tenant who wants to make their home and business in a fantastic community. The pub has recently changed hands and the successful applicant will have the chance to influence a schedule of improvements that are planned by the new owners, who will fully support the tenant in developing their business.

The property
A timber-framed, village-centre pub, with parts dating from the 17th Century and full of character beams, The Bell has two main trading areas, plus the attached historic Cider Barn, with its stone apple press, which is used as the restaurant or function room. The well-equipped kitchens are capable of 100 covers. Outside are sheltered gardens, ample parking and a further area of level ground with development potential for many options, such as letting rooms, weddings, festivals etc. There is 3-4 bedroom accommodation for the tenant.

The market
Though picturesquely rural, Yarpole is not a backwater: celebrated for its award-winning ‘shop in the church’, just off the Black and White Village Trail and a few miles from the Marches food-capital of Ludlow, Yarpole attracts visitors from all over the UK and beyond. The National Trust properties of Croft Castle and Berrington Hall are close by, with c200,000 visitors annually. The core market is formed from broad-based local and drive-out custom, plus cyclists, walkers and holiday makers. The Bell will be a mixed operation for both village and visitor trade with 60/40 food/wet sales. The demand is for freshly prepared food using quality ingredients, from short menus that change regularly, a good selection of cask ales and a well thought-out and affordable wine list.

The tenant
The Bell will suit an enthusiastic, experienced publican, or couple, looking for a situation with enormous potential. Previously, The Bell was renowned for fine dining, but in recent years declined under the ownership of a pubco. There is now scope for change and a fresh impetus, driven by the tenant and supported by the owners.
