A Fabulous Opportunity To Take Tenancy Of A Community Owned Pub, Free Of Tie And With Unrestricted Profit Potential. £10,000 deposit bond required.

Located in stunning countryside where the Peak District meets the Staffordshire Moorlands and where the three counties of Cheshire, Staffordshire and Derbyshire converge; the Royal Oak is a well-regarded traditional country pub. The pub offers splendid food and excellent ales from locally sourced producers and brewers and has wonderful views across the valley to the Bosley Cloud and beyond to the Cheshire plain. This would certainly suit a family that is looking to move to the country and looking for a pub that can accommodate a family living on the premises.

ABOUT THE PUB

Situated in the heart of the village on the main road (A523) {which is the Old Silk Road} between Macclesfield and Leek, this pub has been at the heart of the village of Rushton for the best part of two centuries. The pub is well supported by the local community and is welcoming to all who visit. This is very busy walking/rambling/holiday-making country and the pub is very definitely muddy boots and dog friendly.

OUR VISION

We want the pub to continue to be the hub of our community offering good food and beer at realistic prices alongside community focused activities. We seek a tenant who will be part of the community and who will work with us to develop community activities e.g parcel drop, coffee + Cake and WiFi in addition to running the pub to provide themselves with a first-rate livelihood. We see this as a working partnership between the community and the tenant.

DESIRED SKILLS & EXPERIENCE

You will be a commercially astute individual or couple who will enjoy being part of the local community and will be looking for a long-term commitment to this pub, its business and its community.
You will have excellent people skills, a talent for driving sales, a passion for fine ales and food plus the ability to control the business in order to maximise your profits. It is vital that you have and can demonstrate the necessary skills to run an effective food operation.
You will also need to be 'hands on' and able to provide a strong and visible presence within the business. Living in will assist you in quickly becoming a part of our community.

ABOUT US

Rushton Oak Community Benefit Society was formed in September 2014 in order to buy our local pub and to ensure that it remains an asset of the community, at the heart of our community.

We exist solely for the benefit of the local community and are not driven by the same profit profile as the big brewing companies. This means that we are able to work in close conjunction with our tenant(s) in order to ensure that the community's needs are served at the same time as providing out tenant(s) with a very worthwhile business opportunity and livelihood. Fundamental to this is the also the opportunity to build a life as part of our friendly community.

We are 8 miles from Macclesfield to the North, 4 miles from Leek to the South, 7 Miles from Congleton to the West and 12 miles from Buxton to the East.  Within this area there are a host of attractions with examples ranging from numerous walks, Rudyard lake which also has a miniature railway, the spectacular 'Roaches' and 'Ludd's Church' in the white peak, Additionally, a hugely successful wedding venue is located about a mile away.

We have exceptional contacts with local brewers and producers of fine food. All of this helps to keep the 'Oak' providing excellent food and drink at sensible prices but with a decent profit/income for our tenant(s).
