Good Intent, £ 8,000, Tenancy

£ 8,000
The Good Intent is situated in Fareham on Trinity Street just off the Old High Street. The pub is located opposite the old Magistrates court that has recently been closed and we believe will be developed into residential housing. This development may also incorporate the large carpark adjacent to the magistrates building but we are still awaiting confirmation regarding the scope of the development. The pub is surrounded by residential housing with the old high street within proximity so it is a high footfall area.

Pub Layout

The pub has one central bar servery with open planned trading space either side. The toilets are to the right-hand side of the bar. The pub even though open planned is split naturally into three trading spaces. One area for the pool table and darts board, main bar area with seating and then a snug area that houses the entertainment and or poker nights. There is a large unused garage to the back of the property and a hard-landscaped area to the back and side of the pub. The current tenants use part of this area for parking and the remainder as an outside trading area with tables and an awning to accommodate smokers. Behind the bar is a trade kitchen that is not in use as the pub is not serving any food. The capacity and potential development of this under-utilised space could make this a massive selling point versus the other public houses in Fareham and the catchment of the Good Intent.
